In the county's Density Residential (D.R.) zones, single-family detached dwellings must meet minimum setbacks set in the BCZR tables β typically about 25 feet front and 30 feet rear in D.R.1βD.R.16, with side setbacks scaled to building height. Accessory structures need 2.5 feet from side and rear lines.
BCZR Β§1B01.2.C provides that in D.R. zones the minimum setbacks and heights are set forth in dimensional tables (unless different standards are adopted under Β§504.2). For single-family detached, semi-detached, and duplex dwellings, the county's Residential Standards show a minimum 25-foot setback from the front building face to the public street right-of-way or property line and a 30-foot rear setback, with side setbacks of roughly 16β30 feet depending on building height and zone. Setbacks along arterial roadways increase by an added 20β30 feet. Detached accessory structures (sheds, garages) must be at least 2.5 feet from side and rear property lines, or 15 feet from an alley centerline.
Building within a required setback is a zoning violation enforced by Permits, Approvals and Inspections; the owner must relocate the structure or obtain a variance from the Administrative Law Judge.
