General provisions in Section 19.02.150 allow a rear-yard setback to be reduced up to 50 percent for unenclosed patio covers on lots under 8,000 square feet that meet specific conditions. Because the numbers change with the zone and lot size, and larger-lot zones (R-10,000, R-20,000) carry deeper setbacks, always verify your property's zoning and exact setbacks with Development Services before building.
Building, expanding, or placing a structure inside a required setback without an approved variance is a zoning violation.
