Height limits work together with the 5-foot-per-story side yard and the lot-coverage caps (which drop from 60 percent for one-story to 40 percent for two-story homes), all of which scale the building envelope by stories. Exceeding the 30-foot height limit, or using a rooftop penthouse exception to add floor space, is a zoning violation. Plans over the limit will not be approved without a variance, and an over-height structure built without approval can be ordered modified or removed.
