Pflugerville's Unified Development Code (UDC) Section 4.2 lists the residential zoning districts (SF-Suburban, SF-Mixed, SF-Urban, etc.) and Section 4.2.4 contains the development standards. Setbacks vary by district β denser SF-Urban lots have smaller front and side setbacks than SF-Suburban. The City Council proposed a development-standards overhaul in March 2024.
Pflugerville's land-use rules are codified in the Unified Development Code (UDC), administered by the Development Services Center / Planning Department. UDC Section 4.2 establishes the residential zoning districts and Section 4.2.4 (Residential Districts β Development Regulations) sets the dimensional standards, including minimum lot size, lot width, building height, and front/side/rear setbacks. SF-Suburban β the typical district for newer single-family subdivisions β has larger front setbacks (commonly 25 feet) and side setbacks (5-7.5 feet) than the more urban SF-Mixed or SF-Urban categories. The Council voted in March 2024 to overhaul some development standards; check the current UDC version on encodeplus.com for the most recent numbers. Variances are heard by the Zoning Board of Adjustment.
Building inside a required setback without an approved variance is a UDC violation. Building Inspections can refuse to issue a Certificate of Occupancy and order remediation. Repeat or willful violations can lead to citations under the general penalty.
