Full Breakdown
Section 3.2.50 (T2 Rural Neighborhood Standards), Subsection E, Building Form, limits both the main building and any ancillary building to '2 stories max.' with no minimum ground floor finish level required. Section 3.2.30 (T1 Natural Preserve Standards) uses a combined foot-and-story cap instead, setting both main and ancillary building height at '35 feet/2 stories max.,' with a footnote requiring buildings in a flood hazard zone to be built above base flood elevation under the county's Building Codes. Section 3.2.100 (T4 Hamlet Center Standards) allows a taller main building, '2.5 stories max.,' but only '2 stories max.' for an ancillary building, and adds a proximity rule: 'Within 25' of the rear property line, buildings may not be more than a half-story taller than the allowed height of adjacent buildings,' so a tall building can't simply back up against a shorter neighbor.
T4HC also sets ground floor finish and ceiling heights separately, requiring an 18-inch minimum residential ground floor finish and a 10-foot minimum commercial ground floor ceiling in the T4HC-O subzone. As with setbacks, each transect zone in Division 3.2, plus the conventional zones in Division 3.3, carries its own height table tied to the Official Zoning Map.
Violations & Fines
Exceeding the height limit for a zone, or building an ancillary structure taller than its cap, is a violation under Section 9.2.30, subject to a Stop Order under Section 9.5.20 and permit revocation under Section 9.5.20.B if the height was misrepresented on the approved plans. A conviction is a misdemeanor of up to $500 or 30 days' imprisonment under Section 9.5.10, with each day of the over-height condition a separate offense under Section 9.4.70. Height relief runs through a Variance Permit under Section 7.2.140.
