Pima County limits residential height to 30 feet (most zones) or 35 feet in rural zones. Airport Environs Zone overlay near TUS and Davis-Monthan AFB adds FAA Part 77 limits.
Pima County imposes building height limits through the Zoning Code (Title 18). Most residential zones cap structures at 30 feet or two stories, whichever is less. Some rural zones (GR-1, CR-3, CR-5) allow up to 35 feet due to larger lot sizes. The Airport Environs Zone (AEZ) overlay near TUS and Davis-Monthan AFB imposes additional FAA Part 77 height restrictions that may further limit building heights. Properties within hillside development zones face additional restrictions based on natural grade and slope percentage. Height is measured from natural or finished grade (whichever is lower) to the highest point of the roof. Chimneys, antennas, and mechanical equipment may extend up to 10 feet above the height limit. Height variances require Board of Adjustment approval.
