Marana Land Development Code Section 17-4-5 sets residential building height at 25 feet for most standard residential zones. Section 17-7-8 allows modifications up to 30 feet when part of an approved residential design plan with enhanced architectural features.
Under Marana Land Development Code Section 17-4-5, Table 4 establishes maximum building height for each residential zoning district. Standard residential zones such as R-6 and R-7, which cover most of Continental Ranch and Dove Mountain subdivisions, carry a 25-foot height limit measured from finished floor elevation to the highest roof point, excluding chimneys, vents, and antennae. Agricultural accessory structures in the AG and RA zones may reach 50 feet. Section 17-7-8 permits height increases up to 30 feet through an approved residential design plan when the applicant demonstrates enhanced architectural treatment. Commercial zones under Section 17-4-7 allow 30 to 40 feet depending on district, with additional setback requirements when adjacent to residential zones. Height is measured per the definition in Section 17-1-4 of the Land Development Code.
Building without a permit or exceeding height limits: stop-work order and civil penalty under Chapter 5-7. Structures exceeding approved height may require modification or removal at the owner expense.
