Edison, NJ Building Setbacks & Zoning: Structure Height Limits (2026)

Chapter 37 of the Edison Township Code sets maximum height limits as part of the bulk schedule for each zoning district. Edison's typical single-family residential districts (R-AA, R-A, R-BB, R-B) cap principal-building height at 35 feet or 2.5 stories, whichever is less, measured from average grade to the highest point of the roof (with NJ-standard methodology that excludes certain rooftop features). Accessory structures — sheds, detached garages, gazebos — are separately limited to 15 feet in residential zones per §37-48.17 of the Code, and the aggregate ground area of accessory structures may not exceed 10% of total lot area or 35% of rear-yard area, whichever is less. Commercial and industrial districts permit greater heights consistent with their bulk schedules, often in the 40-60 ft range, subject to setback step-back and screening requirements. Telecommunications towers, water tanks and similar utility structures may exceed district height with site-plan approval and conditional-use review. Variances from height standards go to the Edison Zoning Board of Adjustment under N.J.S.A. 40:55D-70(d)(6) (height variance, requiring a two-thirds board vote).
