Edison, NJ Fence Regulations: Height Limits (2026)

Section 37-4.3(f) of the Zoning Chapter sets the operative fence standards township-wide. In any residential zone, a fence in the front yard area that restricts visibility may not exceed four feet, and no fence may exceed six feet in height anywhere in a residential zone. On a corner lot, the frontage that lines up with the architectural front door or main dwelling entrance is held to the same four/six-foot front-yard limits; the other street frontage may extend fencing into the front yard setback for a distance equal to half the required front yard setback.

A through lot, defined as an interior lot fronting two non-intersecting streets that runs unobstructed street to street, is treated the same as a corner lot on both frontages. Every corner lot also carries a sight-triangle restriction: no fence, wall or other structure may stand inside a triangle formed by measuring twenty-five feet along each street right-of-way line from their point of intersection and connecting those two points, per § 37-4.3(f)(6). Fences must be built of material that is not dangerous to persons or animals, and the finished side must face the adjoining property, per § 37-4.3(f)(2)-(3).

Nonresidential zones allow fencing in the front, side and rear yards, and an industrial-zone side or rear fence may rise to ten feet, under § 37-4.3(f)(4). A residential fence bordering a nonresidential zone other than the OSC zone along the rear property line may go up to eight feet, per § 37-4.3(f)(8). Townhouse lots and single detached homes on PRD-zone lots may not fence at all unless the fencing was specifically approved on the site or subdivision plan, per § 37-4.3(f)(7) and Chapter 36, § 36-8.1.

A zoning permit is required before installing a fence; the Township charges $100 for a residential fence permit and $300 for a commercial fence permit under § 37-67.4(d).
