Bernalillo County Code Β§74 limits height in A-1 and R-1 zones to 30 ft or 2.5 stories, measured from finished grade to roof peak. The Albuquerque IDO Β§14-16-2-6 limits R-1 Residential to 26 ft (with a 30 ft allowance for pitched roofs), R-A to 26 ft, and MX-L (mixed-use low) to 38 ft. Downtown and Uptown zones allow significantly higher. The Albuquerque International Sunport imposes FAA Part 77 height surfaces extending several miles from runways β properties in the Sunport Approach Protection Overlay Zone may be limited to much lower heights. Sandia foothills properties fall under the View Protection Overlay Zone, restricting height and requiring earth-tone exteriors. Chimneys, solar arrays, and mechanical equipment receive up to 5 ft additional height. Variances require Zoning Hearing Examiner approval.
