Under Grapevine's Zoning Ordinance (Appendix D of the Code of Ordinances), maximum building height in R-7.5, R-12.5, and R-20 residential districts is 35 feet or two-and-one-half stories, whichever is less. Multi-family districts such as R-TH and R-MF allow heights from 35 to 45 feet depending on district. Commercial and mixed-use districts in the Central Business District and around State Highway 121 permit taller structures subject to setback and transition standards. The Historic Grapevine Township Overlay District imposes stricter architectural and height standards to preserve the historic character of Main Street and surrounding blocks. Because Grapevine sits directly north of Dallas-Fort Worth International Airport, federal airport approach surfaces and Grapevine's Airport Hazard Zoning Ordinance establish height limits that can be far more restrictive than the base zoning. Properties within approach and transitional surfaces must file FAA Form 7460-1 and obtain a no-hazard determination before construction exceeding certain elevations. Height is measured from average grade to the highest point of the roof for flat roofs, and to the mean height between eaves and ridge for pitched roofs. Chimneys, antennas, and mechanical penthouses may exceed the base height limit by limited amounts.
