A. 2C:34-6, may operate in Linden. 1, no such business may be operated, located or maintained within 1,000 feet of an existing sexually-oriented business, a church, synagogue, temple or other place of public worship, an elementary or secondary school, a school bus stop, a municipal or county playground or place of public resort and recreation, or within 1,000 feet of any area zoned for residential use. Given Linden's compact grid of neighborhoods and its heavily residential west side, the overlapping 1,000-foot rings effectively confine any new sexually-oriented business to a narrow band of nonresidential land away from schools and worship sites.

2 layers a site-design requirement on top of the spacing rule: every sexually-oriented business must be surrounded by a perimeter buffer at least 50 feet wide, screened with plantings, a fence or another physical divider sufficient to block the view into the premises from outside. 3 then limits exterior advertising to no more than two signs: one identification sign, capped at 40 square feet, and one sign notifying the public that the premises are off-limits to minors. The ordinance was adopted by Ord. No. 39-17 and sits in the police-regulations chapter of the Code rather than the zoning ordinance, so a prospective operator needs to clear this locational and design standard in addition to any use approval required under the separate Chapter 31 Zoning ordinance.
