Iron County, UT Business Licensing & Operations: Auto Repair on Residential Property (2026)

Section 17.36.280 lists the conditions an expanded home occupation must meet to receive an administrative land use permit from the Iron County zoning administrator. Subsection J excludes an entire category of businesses outright, regardless of whether the other conditions in the section could otherwise be met: nursing homes, restaurants, boarding houses, the storage or sale of flammable, explosive or hazardous materials, junk or salvage yards, sexually oriented businesses, automotive repair or body work or painting, towing operations, and vehicle sales or rentals. Because subsection J is an absolute exclusion rather than a conditional limit like the traffic or signage rules elsewhere in the same section, no amount of screening, setback compliance or reduced traffic can qualify an auto-repair business for a home-occupation permit in a residential zoning district of the unincorporated county.

An applicant proposing to fix, paint or store vehicles for compensation at a residence will have the application denied at the outset rather than conditioned. A resident who wants to operate an auto-repair business must instead locate it in a commercial or industrial zoning district where that use is separately listed in the Table of Uses at Section 17.16.030, and obtain whatever permit that district's use table requires, along with complying with federal and state licensing requirements referenced in subsection J for any home occupation that is otherwise allowed.
