Density Bonus Law
The Chapel Hill Land Use Management Ordinance ties a density bonus to its inclusionary zoning program in Section 3.10.2. Outside the TC-1, TC-2 and TC-3 town center districts, a qualifying development that meets the 15 percent affordable set-aside gets a density bonus of 15 percent, except in the R-SS-CZD and MU-V, MU-V-CZD districts; town center projects get no density bonus, since their set-aside is only 10 percent.
