Columbia County zones all unincorporated land under Chapter 90. Section 90-53 sets real setbacks by district, and front setbacks are measured from the street centerline: an R-1 house needs 65 to 115 feet front, 10 feet side, and 25 feet rear.
Columbia County Code of Ordinances Β§ 90-1 (Jurisdiction)
The provisions of this chapter shall apply to all land, buildings and structures within the unincorporated areas in the county.
Columbia County's zoning code sets one maximum building height across every residential district. Under Section 90-53, structures in R-A, R-1, R-2, R-3, and the townhouse and apartment districts may not exceed 55 feet.
Columbia County limits how much of a lot buildings can cover, and the cap tightens on larger-lot districts. Section 90-53 allows 20% coverage in R-A, 30% in R-1, 40% in R-1A, and 50% in R-2 and the denser residential districts.
