Lake Elsinore's zoning code requires screening fences along residential lot lines. Fence requirements are set in LEMC 17.44.130(D) for detached single-family dwellings. In new subdivisions of four or more units, a solid block wall at least six feet high must run along side and rear lot lines of lots under 12,000 square feet for privacy and screening. On infill of fewer than four units, a solid wooden fence at least six feet high is required, except where a block wall is required adjacent to a street right-of-way. Wrought iron or a block-and-wrought-iron combination may replace required fences to preserve views. The Planning Commission may approve alternative wood fencing on interior lot lines meeting specified construction standards, and may waive hillside fencing where slopes are extremely severe.
Failing to install or maintain required screening fences in a qualifying subdivision or infill project is a zoning compliance issue addressed during development review and by Code Enforcement. Using non-approved materials where masonry is required can trigger correction notices.
