Summary

Side and rear yard fences in unincorporated St. Johns County can reach six to eight feet depending on grade changes, but front-yard fences within 25 feet of the property line are capped at four feet, rising to six feet on a corner lot's second front yard.

These county ordinances apply to unincorporated areas of St. Johns County. Incorporated cities within the county may have their own rules that take precedence over county-level regulations.

Fences, walls or hedges may be allowed along the edge of any required Yard in residential districts, provided that no fence, wall or hedge exceeds the heights provided below (measured from the natural grade or the approved established grade on either side of the fence, wall or hedge, whichever side is lower), nor obstructs the view of approaching traffic in each direction ... If there is a grade change of two (2) feet or less within 20 feet of the ... boundary of the adjoining properties then a fence may be constructed to a maximum height of six (6) feet ... No fence, wall or hedge in excess of four (4) feet in height shall be allowed within twenty-five (25) feet of the front property line of residential districts, except ... in the case of corner Lots, Lots with two (2) or more Front Yards, or through Lots, the maximum height of fence, wall or hedge may be six (6) feet within the second Front Yard, except within the visibility triangle at roadway intersections as described in Part 6.04.00 Roadway, Drainage & Utilities Standards.

Full Breakdown

12 of the Land Development Code lets residential properties build fences, walls and hedges along required yards, measured from whichever side's natural or established grade is lower, as long as the fence does not block the view of approaching traffic. On side and rear property lines, the base height is six feet where the grade change within 20 feet of the boundary is two feet or less. Where the grade changes by more than two feet within that 20-foot band, a fence built at the lower elevation can go up to eight feet, while one built at the higher elevation is still held to six feet, measured from the natural or platted grade at that point.

A separate cumulative rule applies when a fence sits within five feet of a retaining wall: combined fence-plus-wall height is capped at eight feet from the base of the wall. Front yards are far more restrictive: no fence, wall or hedge over four feet is allowed within 25 feet of the front property line, a rule that yields only for roadway drainage and utility conflicts, for corner or through lots where the second front yard can carry a six-foot fence outside the intersection's sight triangle, for sound walls up to eight feet along arterials and major collectors exposed to street noise above 65 decibels, and for posts, columns, gates and lights, which can exceed the fence's maximum height by up to two feet.

Violations & Fines

A fence built taller than these limits, or one that intrudes into a roadway sight-visibility triangle at an intersection, is a Land Development Code violation that St. Johns County Growth Management can require be lowered or removed to bring the property back into compliance; the sight-triangle restriction applies even where the general height allowance would otherwise permit a taller fence.

Frequently Asked Questions

How tall can my backyard fence be in unincorporated St. Johns County?
Up to six feet under Section 2.02.04.B.12 where the grade change within 20 feet of the property line is two feet or less. If the grade change is greater and the fence sits at the lower elevation, it can go up to eight feet.
How tall can a fence be in my front yard?
No more than four feet within 25 feet of the front property line. Corner lots get an exception allowing six feet in the second front yard, but only outside the roadway visibility triangle at the intersection.
Can I build a taller fence to block traffic noise?
Yes, in limited circumstances. Yards abutting an arterial or major collector road that the County Administrator projects will see street noise above 65 decibels can have a wall or berm-and-wall combination up to eight feet, provided there is no access to that road and the fence drops to two and a half feet or less within the sight triangle.
