Stanislaus County, CA Fire Regulations: Propane Storage (2026)

2, 'Maximum Capacity within Established Limits,' to state that 'the outside storage of liquefied petroleum gas (LP-gas) shall conform to the provisions of Stanislaus County zoning ordinances' and lists nine specific restrictions. Storage and dispensing of LP-gas for resale is 'restricted to those areas of the Stanislaus County zoned as Commercial-Light Industrial, Heavy Industrial, and…other commercially zoned properties used as automotive service stations,' and only 'qualified persons' may dispense it. Private-use dispensing is limited to those same zones unless the Fire Chief approves General Commercial areas.

For household use, 'cooking, lighting, or heating in a building', LP-gas storage is allowed 'only on a property that does not have natural gas service existing on a boundary line of said property or when prohibition of such storage would cause undue hardship,' meaning a home already served by natural gas at the lot line generally cannot rely on this exception to keep a bulk propane tank. The ordinance carves out narrower Fire Chief-approved exceptions for temporary construction-site use, emergency standby generators, certain mobile vending and commercial barbecue equipment, and artisan trades, and requires that portable exchange containers awaiting pickup sit at least twenty feet from any fuel dispenser.

Containers over 2,000 gallons must additionally comply with county procedure FPB82-01. Together these provisions mean a rural homeowner already on natural gas cannot simply add an outdoor bulk propane tank for house heating without qualifying for the undue-hardship exception, while any resale or commercial dispensing operation is confined to industrial and designated commercial zoning.
