All Ocoee dwellings must have working smoke alarms per the Florida Building Code and NFPA 72. New construction and substantial renovations require hardwired, interconnected alarms with battery backup in every sleeping room, outside each sleeping area, and on every level. Rentals must have functioning alarms at the start of each tenancy.
FL Statute ยง553.883 requires smoke alarms in all residential dwellings. Effective 2015, replacement alarms in single-station battery-only installations must use 10-year sealed lithium batteries. Carbon monoxide alarms are required by FL ยง553.885 in new construction with attached garages or fuel-burning appliances. The Ocoee Fire Department provides free smoke alarm installations for qualifying residents through its community risk reduction program. Landlords are responsible for providing alarms; tenants are responsible for maintaining them during tenancy.
Missing or disabled alarms discovered during inspection or after a fire: citation and required immediate installation. Landlords renting without working alarms: violation of FL ยง83.51 warranty of habitability with potential tenant remedies. Tampering with alarms: misdemeanor.
