Properties in designated zones may face additional building standards (such as Chapter 7A ember-resistant construction) and real-estate disclosure obligations.
Under Public Resources Code section 4291, the State Fire Marshal may authorize removal of vegetation that does not comply with defensible space standards and may make the expense of that work a lien upon the building, structure, or grounds. Noncompliance can also affect insurance availability, and burning without a required CAL FIRE permit in a State Responsibility Area is separately punishable under state law.
