Oro Valley has significant Wildland-Urban Interface (WUI) exposure along the Santa Catalina Mountains, Pusch Ridge Wilderness, and Catalina State Park. The Golder Ranch Fire District maps WUI zones and enforces fire-adapted building and landscaping requirements. Properties in WUI zones face enhanced building standards, defensible space requirements, and may experience periodic evacuations during wildfire events. The 2020 Bighorn Fire demonstrated the real wildfire threat to Oro Valley communities.
Oro Valley is located at the base of the Santa Catalina Mountains with substantial Wildland-Urban Interface (WUI) exposure on its northern and eastern boundaries. The WUI zone includes areas adjacent to Pusch Ridge Wilderness, Catalina State Park, and the Coronado National Forest. The Golder Ranch Fire District (GRFD) maps WUI areas and enforces the International Wildland-Urban Interface Code as adopted by the State of Arizona. Properties in WUI zones are subject to enhanced building standards including Class A fire-rated roofing, ember-resistant vents, non-combustible siding, and tempered or dual-pane windows. New construction and major renovations in WUI zones must comply with these requirements through the building permit process. The 2020 Bighorn Fire burned over 119,000 acres in the Catalina Mountains and caused evacuations in Oro Valley communities including portions of Catalina Foothills and areas near Pusch Ridge. This event demonstrated the real and present wildfire threat to Oro Valley residents. GRFD participates in the Pima County Multi-Jurisdictional Hazard Mitigation Plan and maintains Community Wildfire Protection Plans. Arizona Firewise community designation is available for neighborhoods that meet defensible space and fire preparedness standards. Insurance companies may impose surcharges or deny coverage for properties in high-risk WUI zones without adequate defensible space.
Building code violations for non-compliant construction in WUI zones. GRFD enforcement of defensible space. Failure to evacuate during mandatory orders: potential criminal charges. Insurance coverage risk for non-compliant properties.
