Paradise, NV HOA Rules: Architectural Review (2026)

Nevada NRS 116.3102 authorizes HOAs to adopt and enforce architectural standards. NRS 116.31065 requires rules including architectural guidelines to be reasonable, enforced consistently, and adopted through proper open-meeting procedures. In Clark County, master-planned communities like Summerlin South, Mountains Edge, Inspirada, and Anthem operate architectural review committees (ARCs) or design review boards that regulate paint colors, roofing, landscaping, solar panels, flags, satellite dishes, walls, and accessory structures. Owners must submit a written application with drawings and specifications before starting work. NRS 116.31037 requires the board or committee to issue a written decision within a reasonable time, typically 60 days by community bylaw. Denials must state specific reasons and cite the governing guideline. NRS 116.320 preserves owner rights to install xeriscape landscaping regardless of HOA rules, and NRS 701B protects solar panel installation.
