The board must maintain minutes, financial records, contracts, member ledgers, and recordings of all meetings for at least seven years. Members have the right to inspect and copy most association records on reasonable notice, subject to narrow exceptions for legal advice and personal member information. Boards failing to follow these statutory procedures can have decisions invalidated and face personal liability if they act outside their authority.
