Dunwoody, GA Home Business: Customer Traffic Restrictions (2026)

Dunwoody's zoning code splits home-based work into two types. Type A home occupations, permitted by right, involve no employees, customers, or clients visiting the home at all: telecommuters, writers, and artists are the code's own examples. Type B home occupations, which include tutors, teachers, photographers, and licensed therapists, may bring either one nonresident employee or in-person customers to the property, but never both together. A homeowner who wants clients at the house must first obtain a special land use permit under Article V, Division 3, or, for teaching-related work conducted entirely inside the dwelling, the lighter administrative permit process of Article V, Division 7.

Once approved, Section 27-168(g)(2) caps the operation. , Monday through Saturday, never on Sunday, and no more than two may be present at any one time, except a teaching-related business such as a tutor or a music or dance instructor may host up to three students. Resident and customer vehicles must park in a garage or driveway on-site; parking on the street while the home occupation is operating is barred outright. The activity may not create noise, noxious smell, odor, or vibration that reaches adjacent property, and no stock in trade may be displayed or sold on the premises.

Because the code also bars running a Type B occupation alongside a Type A one, or combining multiple Type B uses, a resident gets exactly one client-facing business per dwelling.
