Fall City Home Business: Customer Traffic Restrictions Rules (2026)

Under KCC 21A.30.080, a home occupation in unincorporated King County cannot generate vehicle traffic, customer visits, or deliveries that exceed what would normally be expected for a single-family residence. The regulation is designed to preserve the residential character of the neighborhood. While occasional client visits are tolerated for many service-based businesses (such as music teachers, therapists, accountants, or tutors), businesses that schedule back-to-back client appointments throughout the day — creating continuous parking turnover on the street — are inconsistent with residential use. Commercial deliveries by tractor-trailers or repeated daily commercial truck visits are not permitted. Parking for the home occupation, including any non-resident employee and client vehicles, must be accommodated on-site in the driveway or approved parking area. Clients cannot block neighbors driveways, park on lawns, or create congestion on the residential street. Group classes, meetings, or events on the property that regularly bring multiple vehicles are generally not compatible with home occupation rules. Food trucks, regular deliveries of business inventory, and wholesale or commercial pick-ups are prohibited. Rural-zoned properties with significant acreage have more flexibility but are still subject to the prohibition on impacts beyond the property line. Neighborhood complaints about traffic, noise, or parking from a home-based business are a common trigger for King County code enforcement investigations.
