Longmont's home occupation standards in Title 15 of the Land Development Code restrict customer traffic to keep the business clearly subordinate to the residential use. Substantial on-premises retail or wholesale is prohibited, and the activity may not create traffic, noise, parking demand, or other impacts inconsistent with a residential neighborhood.
Longmont's Land Development Code requires that a home occupation not adversely affect surrounding properties. There shall be no substantial retailing or wholesaling of stocks, supplies, or products conducted on the premises, though off-premises delivery of retail products to the consumer — such as in a mail-order business — is permitted. The home occupation must remain clearly incidental and subordinate to the primary residential use, meaning client/customer visits cannot generate traffic or parking demand greater than normal residential use. Limited client visits typical of professions like tutoring, music lessons, hair styling, or counseling are generally allowed when by appointment only, but operations that bring continuous walk-in traffic, group classes, or a steady stream of vehicles are not permitted. All parking for clients must be accommodated on the property or on legal on-street spaces directly fronting the home — clients may not block neighbors' driveways or use neighboring properties for parking. Complaints about excessive traffic generated by a home occupation are investigated by Code Enforcement.
Code enforcement action and general penalty: up to $2,650 fine and/or up to 364 days imprisonment per LMC general penalty provisions. Continued violation can result in revocation of the Home Occupation Affidavit.
