Iron County, UT Home Business: Signage Rules (2026)

Section 17.36.280 sets the conditions the Iron County zoning administrator must find satisfied before granting an administrative land use permit for an expanded home occupation. Subsection H is the signage rule: the business may have signage limited to a non-illuminated identification sign two square feet or less in size. That is the only sign permitted for an expanded home occupation under this section; there is no allowance for a larger sign, a lighted sign, banners or off-premises advertising for the business. The sign condition works together with the other appearance-related requirements in the same section: the dwelling and accessory structures must retain the architecture and outside appearance of a residence and residential neighborhood (subsection F), and the business cannot generate abnormal light, noise, dust, odor or interference noticeable beyond the property line (subsection G).

Any trailer used for the home occupation and bearing advertising may not be parked in the street or front yard (subsection E), reinforcing that the county wants a home business to be visually indistinguishable from an ordinary residence except for the small identification sign. Because the sign limit is a condition of the permit itself rather than a stand-alone sign ordinance, installing a larger or illuminated sign puts the entire administrative land use permit at risk of denial, conditioning or revocation, not just the sign.
