Santa Barbara, CA Home Business: Signage Rules (2026)

The City of Santa Barbara's home occupation standards do not authorize a business sign at a residence. The Home Occupations handout's first condition of approval requires that 'the residential appearance of the residence must be maintained, with no exterior indication of the home occupation.' The legacy Title 28 definition (SBMC 28.04.385) reinforces this, defining a home occupation as a use with 'no exterior display, no display windows, no stock in trade or commodity stored or sold upon the premises.' Taken together, the City does not permit a freestanding, window, or wall sign advertising a home-based business, because any such sign would be an exterior indication that breaks the required residential appearance. This is stricter than a typical small-sign allowance some cities grant home occupations. Signs generally in the City are regulated under the City's sign provisions, but the home occupation rules independently bar any exterior business identification at the home. Owners who need customer-facing signage should consider commercially zoned space rather than a residence.
