In unincorporated Mohave County a home occupation is allowed in residential and agricultural zones, but it needs a Zoning Permit from the Development Services Department and must stay clearly incidental to living in the home. Kingman, Lake Havasu City, and Bullhead City run their own rules.
Mohave County's Zoning Ordinance (Section 37.L) permits home occupations in residential and agricultural zones once you obtain a Zoning Permit from the Development Services Department. The business must stay subordinate to residential use, occupy no more than 25 percent of the home, and be conducted inside the principal building. Up to two non-resident employees are allowed. An Arizona Department of Revenue tax ID (TPT license) is required in connection with the use. Restaurants, auto repair, contractors, and licensed day care are barred as home occupations. Inside Kingman, Lake Havasu City, Bullhead City, and Colorado City, the city ordinance applies instead.
The Development Services Director can revoke a home occupation permit on 30 days' written notice for violating the performance standards, and neighbors within 300 feet may petition for a revocation hearing.
