The Boulder County Land Use Code lets a home occupation operate as an accessory use to a residence, provided it stays clearly subordinate to the dwelling and does not change the character of the lot. Article 4-516(S) sets the limits on employees, floor area, traffic, and signage.
Under the Boulder County Land Use Code, a home occupation is "an accessory use consisting of a vocational activity conducted inside a dwelling unit or its accessory structures, and used only by the individuals who reside therein and one employee." The use must be "clearly subordinate to the use of the lot for dwelling purposes and does not change the character of the lot," cannot exceed one-half the total floor area of the dwelling, and cannot include outside storage of goods, materials, or equipment. Nursing homes, restaurants, vehicle repair businesses, and boarding houses do not qualify. These standards apply only to unincorporated Boulder County; cities set their own home-business zoning.
A home business that exceeds these limits loses its accessory-use status and becomes a zoning violation subject to a notice of violation and land-use enforcement.
