Washoe County allows home-based businesses in any regulatory zone that permits dwellings, or on any parcel with an existing residential unit, provided the use clearly will not alter the character or appearance of the residential environment. A county business license is required.
Washoe County Code 25.4421 recognizes residents' desire to use their homes for business while protecting neighborhoods from adverse impacts. Under Chapter 110 zoning, home-based businesses are allowed in any regulatory zone that allows dwellings or on any parcel with a residential unit currently on it. The dwelling's appearance may not be altered (WCC 25.4424), and the business must not create dust, vibration, fumes, smoke, or nuisances; noise and light must comply with Article 414 of Chapter 110. Reno and Sparks regulate home occupations under their own municipal codes.
Operating a home-based business without a county license is unlawful under WCC 25.4422 and is enforced through the Chapter 25 penalties and civil remedies retained by the county.
