Sumter County, FL Home Business: Zoning & Home Occupation Permits (2026)

Section 13-513 of the Land Development Code recognizes residents' right to run a home-based business under Sec. , and allows the use as an accessory activity in every agriculture and residential zoning district in unincorporated Sumter County, without a separate rezoning or special-use permit. The business still has to avoid a negative impact on the parcel's appearance and the surrounding neighborhood: outdoor display of goods for sale is prohibited outright, and any equipment, materials or goods being stored must sit inside a fully enclosed building or behind a durable, 100 percent opaque screen tall enough to hide the stored items, kept in good repair at all times, though bona fide agricultural equipment on agriculturally zoned property is exempt from that screening rule.

Every tool, piece of equipment and process used in the business has to stay in proper working order so it does not generate excess noise, fumes, dust, odor, vibration, glare or electrical interference for neighbors. Any accessory structure used for the business must be kept in good appearance. Where the business operates entirely inside a fully enclosed building, the underlying zoning district's ordinary setbacks apply, and the home still has to meet its normal off-street parking requirement for the residence, plus no more than two dedicated spaces for the business itself.
