Florence County, SC Parking Rules: Commercial & Oversized Vehicles (2026)

Section 30-229 of the Florence County Zoning Ordinance, in Article VI's supplemental parking regulations, restricts non-residential vehicles and equipment in the county's three single-family residential districts, R-1, R-2 and R-3. Paragraph (1) bars any automobile, truck or trailer without current license plates from parking on a residential lot, and bars stored construction equipment altogether, unless the vehicle or equipment sits inside a completely enclosed building or is physically removed from view of the public street serving the property. Paragraph (2) allows one commercial, industrial or construction vehicle per residence in these districts, but caps its capacity at no greater than two tons.

Paragraph (3) draws a hard line at that same two-ton threshold: any vehicle with a capacity greater than two tons used for commercial, industrial or construction purposes is prohibited outright from parking in R-1, R-2 or R-3, and the ban extends to the street or highway right-of-way within those districts, whenever the vehicle is not actively engaged in commerce. The same restrictions apply to residential properties located inside business zoning districts under Section 30-246(2), which cross-references Section 30-229 for those parcels. The Florence County Planning Department enforces the rule through code enforcement inspections and can require an owner to remove or relocate a noncompliant vehicle from a residential lot or the adjoining right-of-way.
