County zoning bars parking or storing commercial and industrial vehicles — trucks, buses, semi-trailers, tractors, and equipment — on any lot except in B-3, M-1, M-2, P-I, and Q-1 districts, unless a Conditional Use Permit or a farm/agricultural exception applies.
Under the Waukesha County Basic Zoning Ordinance §3.12(7), no commercial or industrial vehicular equipment may be parked or stored on any lot in any zoning district except in the B-3, M-1, M-2, P-I, and Q-1 districts. Two exceptions apply: active-farm agricultural equipment parked in an agricultural district, and a Conditional Use Permit under §3.08(7)(W) permitting such vehicles elsewhere (except the C-1 Conservancy and EC Environmental Corridor Overlays). One van or pickup used in a business is separately allowed at a residence under §3.12(6)A, provided it is not a nuisance. This applies in the unincorporated towns under county zoning; cities and villages set their own commercial-vehicle rules.
Unpermitted commercial-vehicle storage is a zoning violation subject to citation, daily forfeitures, and abatement by the county Planning & Zoning Division.
