Yavapai County, AZ Parking Rules: Loading Zones (2026)

II (Off-Street Loading Requirements) applies in every zoning district to any building or part of a building, erected or enlarged after the ordinance's effective date, occupied by a use that receives or distributes materials or merchandise by motor truck. The building must provide and maintain adequate off-street loading space on the same premises, sized per the Schedule of Loading Space Requirements: one space for buildings up to 20,000 square feet of floor area, two spaces from 20,000 to 30,000 square feet, one additional space from 30,001 to 50,000 square feet, and one more for every additional 100,000 square feet.

Loading space cannot be counted toward a building's required off-street parking. Location is restricted: loading space is never permitted in a front yard or in a required side yard, except where that side yard abuts an alley in a non-residential district; it may occupy all or part of a required rear yard and may be enclosed within the building. Where a non-residential building abuts an alley, the alley may be used as loading maneuvering space, but never where the alley abuts a residential district. Each required space must measure at least twelve feet wide, forty-five feet long, and fourteen feet high, exclusive of access aisles and maneuvering space.
