Full Breakdown
Under UDC § 10.1.16, on-site loading space isn't required unless the Zoning Director determines it's necessary for the use. Where a loading area exists, it can't sit in a public street (alleys excepted) or interfere with sidewalks, drive aisles, or parking. In the NX, CX, SH, CC, DX, DS and OP commercial districts, loading areas must go to the rear of the building, never between the building and the street. No loading area can be within 50 feet of a ground-floor residential use, measured from the residential lot line. Loading docks visible from a street or shared lot line need screening: an 8-foot wall matching the building, or an evergreen planting reaching 8 feet within three years.
Violations & Fines
Placing a loading area in the street, between a commercial building and the street, or within 50 feet of housing draws Zoning Director enforcement; sites can be denied a Certificate of Occupancy or ordered to relocate or screen the area.
