Coconino County bars parking or storing a Motor Vehicle, camper shell, trailer, or motor bike in the required Front or Street Side Setback of a G, AR, or RR zoned lot. Section 2.2.E.1.B confines that kind of parking to the driveway or Access Way leading to the garage, carport, or dwelling.

These county ordinances apply to unincorporated areas of Coconino County. Incorporated cities within the county may have their own rules that take precedence over county-level regulations.

B. Required Front and Street Side Setbacks shall not be used for parking or storage of any Motor Vehicles or vehicle accessory such as camper shells, trailers, motor bikes, or other wheeled accessory or convenience, except that licensed and operable vehicles may be parked upon the driveway or Access Way to the Garage, Carport, or Dwelling. i. One Motor Vehicle or Travel Trailer for sale may be parked on or adjacent to the driveway but not elsewhere in the Front or Street Side Setbacks. ii. Licensed and operable Motor Vehicles or vehicle accessories with signage may not be parked or stored within the required Front and Street Side Setbacks, except for overnight parking within a driveway or Access Way to the Garage or Carport.

Full Breakdown

B of the Coconino County Zoning Ordinance governs where a recreational vehicle, travel trailer, boat, or camper shell can sit on a General, Agricultural Residential, or Rural Residential lot. The required Front and Street Side Setbacks cannot be used for parking or storing any Motor Vehicle or vehicle accessory, a category the Ordinance specifically defines to include camper shells, trailers, motor bikes, and other wheeled accessories, except that a licensed and operable vehicle may sit on the driveway or Access Way leading to the Garage, Carport, or Dwelling.

One narrow exception lets a single Motor Vehicle or Travel Trailer that is for sale sit on or adjacent to the driveway, but nowhere else in the Front or Street Side Setback. A second subsection bars any licensed and operable vehicle or accessory carrying advertising signage from the Front or Street Side Setback altogether, other than overnight parking in the driveway or Access Way, and forbids setting up a signed vehicle on site to advertise a use, product, or activity. B through D. 7 separately bans from every lot in these zones outright, except for vehicles covered by an Agricultural Exemption certificate.

Violations & Fines

Parking a trailer, camper, or RV in a required Front or Street Side Setback in violation of Section 2.2.E.1.B is a zoning violation under Section 5.14.C.4.A. The county can cite the property, and a Hearing Officer can impose civil or criminal fines up to $750 per day for an individual or $10,000 per day for a business entity for each day the vehicle remains until it is moved into compliance.

Frequently Asked Questions

Can I park my RV in my front yard in unincorporated Coconino County?
Not in the required Front or Street Side Setback. Section 2.2.E.1.B blocks parking or storing a Travel Trailer, camper shell, or other vehicle accessory there, and confines RV parking to the driveway or Access Way leading to the garage, carport, or dwelling instead.
Can I park a trailer with a for-sale sign in my Coconino County yard?
Only in a narrow way. One Motor Vehicle or Travel Trailer offered for sale can sit on or adjacent to the driveway under Section 2.2.E.1.B.i, but nowhere else in the Front or Street Side Setback, and any vehicle carrying advertising signage for a business or product is barred from the setback altogether.
Does the RV parking rule apply outside the front setback, like the side or back yard?
Section 2.2.E.1.B only restricts the required Front and Street Side Setbacks. It sets no separate limit on Interior Side or Rear yard RV storage, though any Structure or vehicle placed there still has to respect the underlying zone's Setback lines and cannot be used as a permanent residence without the Administrative Use Permit required by Section 3.17.
