Tampa requires owners of vacant lots to maintain properties free of overgrown vegetation, debris, and conditions creating nuisances or fire hazards. Vacant lot maintenance is enforced through the Code Enforcement division.
Vacant lots must be kept clear of weeds and grass over 12 inches, trash, debris, and stagnant water (which breeds mosquitoes). Tampa's tropical climate means rapid vegetation growth requiring frequent maintenance. The city may issue notices requiring clearance within 30 days. If owners fail to maintain lots, the city performs abatement and bills the owner. Stagnant water on vacant lots is particularly problematic for mosquito-borne illness prevention.
Failure to maintain vacant lots results in notices followed by Code Enforcement Board hearings. Fines up to $1,000 per day for repeat violations. The city abates conditions and places liens on properties.
