Miami enforces rental property conditions through Code Compliance and the Building Department's unsafe structures program under Chapter 10. Miami-Dade County's Minimum Housing Code requires all rental housing to maintain safe and sanitary conditions. The 40-year building recertification program requires structural and electrical inspections.
Miami enforces rental property conditions through multiple programs. The Code Compliance Department investigates complaints about housing conditions and can issue citations for violations. Chapter 10 (Buildings) of the Miami Code addresses unsafe structures and buildings that are dilapidated, structurally unsound, or otherwise unsafe for occupancy. Miami-Dade County's Minimum Housing Code requires all houses and apartments to be maintained in safe and sanitary condition with basic equipment, enforced by the County's Neighborhood Regulations Division. The 40-year building recertification program requires structural and electrical inspections of all buildings 40 years or older, with recertification every 10 years thereafter. Following the 2021 Surfside condominium collapse, Florida strengthened building inspection requirements statewide through SB 4-D (2022), requiring milestone inspections at 30 years (within 3 miles of the coast) or 25 years. Code Compliance can be reached at 305-416-2087. The Building Department handles unsafe structure declarations.
