Summary
Fort Myers rental dwellings are inspected roughly every three years, but the city steps up the schedule when tenants or neighbors file legitimate complaints about a unit or building.
It is the general intent of this section that a residential rental building and/or residential rental dwelling unit be inspected at least once every three years, unless a more frequent inspection schedule is required by the city. The community development director, or designee, shall establish a schedule of periodic inspections of buildings and/or residential dwelling units to carry out the purposes of this section. Inspections shall be scheduled and conducted in a manner consistent with the following parameters:
(1)A uniform system of periodic inspections shall be implemented throughout the city based on the frequency and date of prior inspections conducted under this section and based on the identification of violations of the City of Fort Myers Code of Ordinances, the Florida Building Code, the Florida Fire Prevention Code and the International Property Maintenance Code, where applicable.(2)Frequency of inspections shall be determined by the severity of previously identified violations in which there may be threats to the health, safety or welfare of the public and/or tenants if observed and documented by the city.(3)More frequent inspections may occur if warranted to address legitimate complaints by the tenants or surrounding neighbors.

Full Breakdown
Under the Residential Rental Dwelling Standards article, Fort Myers's community development department runs a periodic inspection program for attached, detached, and accessory rental dwelling units, with a baseline goal of inspecting each building or unit at least once every three years. Frequency escalates based on the severity of prior violations, and the code separately authorizes more frequent, complaint-driven inspections whenever tenants or surrounding neighbors raise legitimate complaints. Any city-conducted inspection still requires the express consent of the tenant and/or owner, and the property owner or local agent gets at least three business days' written notice unless an emergency life-safety issue justifies immediate entry.
Violations & Fines
Failing to keep a rental dwelling in compliance triggers code enforcement proceedings and penalties under Article V Code Enforcement; this inspection article is an additional enforcement tool layered on top of other code provisions.
