Full Breakdown
Sacramento County's Housing Code lets the Community Development Department inspect a rental unit without relying on the owner's self-inspection report whenever the county receives a complaint about code violations at the property, or whenever violations are visible from the exterior. A "complaint" is any notification lodged with the Code Enforcement Division alleging a violation of the Housing Code. A resulting notice of violation can also pull an otherwise-exempt rental back under the chapter's regular inspection requirements.
Violations & Fines
A complaint-triggered inspection that turns up violations leads to a notice of violation, repair or vacate orders, and can strip a property of any inspection exemption it previously held.
