21.48.030 - Uses allowed. 1.All uses permitted in the respective district with which the "A" District is combined;2.Animal husbandry and small livestock farming; provided, that not more than one horse, mule, cow, or steer or similar livestock shall be kept for each twenty thousand (20,000) square feet of area;3.Crop farming, tree farming, viticulture and horticulture;4.Stands for the sale of agricultural products grown on the premises having no permanent electricity, plumbing or paving;5.Other uses of a similar character, density and intensity to those listed in this Section. 21.48.050 - Special setbacks and distances between structures required. Barns, stables, chicken houses, or similar accessory structures, shall be not less than fifty (50) feet from the front property line, nor less than twenty (20) feet from any side or rear property lines, nor closer than twenty (20) feet from any dwelling on the same or adjacent property.

Violations & Fines

Does this "A" District rule apply in Big Sur or along the coast?
No. Title 21, which contains Chapter 21.48, states in Section 21.02.010 that it applies "only to the unincorporated areas outside of the Coastal Zone." Coastal-zoned land, including Big Sur, is instead governed by the parallel Limited Agricultural District rules in Chapter 20.48 of Title 20, the county's Local Coastal Program.
How many animals can I keep on "A" zoned land?
Section 21.48.030 allows "not more than one horse, mule, cow, or steer or similar livestock" for every 20,000 square feet of parcel area. Crop farming, tree farming, viticulture and horticulture are allowed without a numeric cap, and the district also permits unpowered farm stands selling produce grown on the premises.
Do I need a permit to run a farm stand?
Not if it has no permanent electricity, plumbing or paving under Section 21.48.030. Once a stand adds permanent electricity, plumbing or paving, Section 21.48.040 reclassifies it as a use requiring a Use Permit reviewed by the Zoning Administrator.
