Whitfield County, GA Right to Farm: Agricultural Zoning Protection (2026)

Section 4-1-1 of the Unified Zoning Ordinance establishes the General Agriculture (GA) district for the express purpose of protecting and preserving agricultural and forest resources and the county's rural character, by allowing only low-density residential uses, farming, animal husbandry, forestry, saw milling, and similar uses on lots or parcels of at least five acres. The GA district caps residential intensity at no more than two single-family detached dwelling units per lot or parcel, keeping the district oriented toward agricultural and forestry uses rather than subdivision-style housing.

Section 4-6-2 builds out the animal husbandry protections within GA: dairies, livestock raising, fish hatcheries, and riding stables and academies are permitted in the district outright, provided that any structure housing the animals sits at least 25 feet from any property line and the parcel is at least five acres. The ordinance draws one boundary around that protection: animal husbandry under this section does not include commercial poultry farming or commercial swine farming, which the county treats as separate, more intensive uses subject to their own siting rules elsewhere in the code.

Together, these sections give agricultural operators in unincorporated Whitfield County zoning certainty that farming, livestock, and forestry remain the district's protected, primary purpose rather than a nonconforming use squeezed out by residential development.
