No person shall manage/operate a home sharing/short term rental accommodation without a license, as provided herein, issued by the Supervisor of Licenses. Under City Code § 13-510, no one may manage or operate a home sharing/short-term rental, lodging in a dwelling unit for under 30 consecutive days, without an annual license from the Supervisor of Licenses. The unit must generally be the host's primary residence and comply with building and fire codes, and taxes under Chapter 52 must be current. Hosts whose unit isn't their primary residence, who rent more than 10 nights a month, or whose property sits in a Historic Preservation District must also secure a special exception from the Board of Adjustment under Zoning Code § 59-9350.38.1. Occupancy is capped at bedrooms times two plus two, up to 16 people citywide under § 13-516.
