Showing ordinances that apply to Cal-Nev-Ari, NV
Cal-Nev-Ari is an unincorporated community (population 144) in Clark County, Nevada. Because Cal-Nev-Ari is not an incorporated city, it does not have its own municipal code. Instead, Clark County ordinances apply directly to properties here. The insurance requirements rules below are the ones that govern your area.
Clark County requires licensed STRs to maintain liability insurance of at least 500,000 dollars per occurrence and name Clark County as additional insured. Airbnb Host Protection alone is not sufficient.
The 2024 Clark County STR ordinance (Title 7 Chapter 7.100) requires each licensed short-term rental to carry commercial general liability insurance with a minimum limit of 500,000 dollars per occurrence covering bodily injury and property damage. Certificate of Insurance must be submitted with the initial license application and at each annual renewal, and Clark County must be named as additional insured on the policy. Standard homeowners insurance generally excludes commercial rental activity and short-term stays, so most hosts need a dedicated short-term rental policy or endorsement from carriers like Proper Insurance, CBIZ, Slice, or a commercial homeowners carrier that supports STR use. Airbnb AirCover and Vrbo Liability Insurance provide some coverage but do not satisfy the Clark County additional-insured requirement and have gaps (not applicable to direct bookings, limited exclusions, etc). Workers compensation insurance is also required if the host employs cleaners, maintenance, or property managers, per NRS Chapter 616A. Failure to maintain insurance is grounds for license suspension. Host protection against guest lawsuits is practical necessity given party-related claims in the Las Vegas market, and umbrella liability coverage on top of the base 500,000 dollar policy is commonly recommended.
Failure to submit valid Certificate of Insurance at renewal: license suspension until cure. Lapse in coverage during license term: ordinance violation with fines and possible revocation. Injury claim uncovered by required insurance: personal liability exposure for host.
