Section 17.29.040(D) of Fountain's Zoning Ordinance states that the owner shall maintain and provide proof of property liability insurance in the amount of not less than $500,000, or provide proof that property liability coverage in an equal or higher amount is provided by any and all hosting platforms through which the owner will rent the short term rental unit. The application must include proof of insurance under Section 17.29.030(B)(4). Standard homeowners policies typically exclude commercial STR activity, so most hosts will need an STR endorsement, a landlord/dwelling policy with STR coverage, or a commercial policy. Platform-provided coverage (Airbnb's AirCover host liability or Vrbo's Liability Insurance) can satisfy Fountain's requirement only if it equals or exceeds $500,000 across every platform used. Coverage must remain active throughout the permit term; an annual inspection is required prior to renewal under Section 17.29.030(C)(2).
