Section 17.29.040(A) requires that sleeping quarters be located in an area approved for such occupancy and use by the City building inspector, and Section 17.29.040(B) limits each lawful dwelling unit to one STR with a maximum of four STRs per property (two per owner for condominiums or buildings in similar common ownership). Off-street driveway parking must be provided, and parking is prohibited in front yard areas, parkways, or rear yards (Section 17.29.060(B)). The owner or designated local contact must be available 24/7 to respond within one hour to complaints (Section 17.29.060(G)). The City-issued permit, plus police, fire, and emergency contact information, must be prominently posted inside the unit (Section 17.29.060(E)).
Exceeding occupancy approved by the building inspector or operating with unapproved sleeping quarters: violation of Chapter 17.29 subject to permit suspension or revocation by the Planning Commission under Section 17.29.070. Repeat violations within 24 months bar reapplication.
