Certificate of Insurance must be submitted with the initial license application and at each annual renewal, and Clark County must be named as additional insured on the policy. Standard homeowners insurance generally excludes commercial rental activity and short-term stays, so most hosts need a dedicated short-term rental policy or endorsement from carriers like Proper Insurance, CBIZ, Slice, or a commercial homeowners carrier that supports STR use. Airbnb AirCover and Vrbo Liability Insurance provide some coverage but do not satisfy the Clark County additional-insured requirement and have gaps (not applicable to direct bookings, limited exclusions, etc). Workers compensation insurance is also required if the host employs cleaners, maintenance, or property managers, per NRS Chapter 616A. Failure to maintain insurance is grounds for license suspension. Host protection against guest lawsuits is practical necessity given party-related claims in the Las Vegas market, and umbrella liability coverage on top of the base 500,000 dollar policy is commonly recommended.
