Unlike cities such as San Francisco (90 nights unhosted), NYC does not meter hosted STRs by night count once OSE registration is in place — hosts can legally rent year-round as long as they remain in the unit. All bookings of 30+ consecutive nights fall outside Local Law 18 entirely and are unlimited. Unhosted stays of under 30 nights violate MDL 4(8)(a) and cannot be registered.
