Bronx STR hosts must hold an active OSE registration number under Local Law 18 before accepting any reservation under 30 nights. Registration is tied to the hosts primary residence and is non-transferable.
Application requires: government-issued ID, proof of primary residence (utility bill, lease, deed), diagram showing guest sleeping area, list of permanent occupants, and a sworn statement. OSE reviews applications and cross-checks the Prohibited Buildings List, MDL class, and HPD violations. Decisions typically within 90 days. Approved registration numbers must be displayed in listings. Renewal required every two years or upon any material change (new lease, new roommates, new primary residence).
Operating without an approved registration: $1,000 first violation, up to $7,500 for third. Platforms listing unregistered units: $1,500 per transaction.
